Allowance items reconcile to actual receipts through signed change orders. Payment terms align to your draw schedule, with lien waivers furnished for amounts received.

What an Investor Package Includes

  • Scope of work document. Every line item defined, priced flat, with conditions and exclusions in writing — including an "Items Reviewed — Not Recommended" section, because talking you out of spending money you don't need to spend is how we earn repeat business.
  • Lender bid summary. A clean cost summary your lender can underwrite from, with contractor credentials and insurance documentation included.
  • Draw-aligned billing. Materials draw at mobilization, progress payments matched to your lender's schedule, receipts furnished each draw.
  • Change-order gate. Anything beyond the walkthrough scope is priced and approved in writing before work proceeds. Your budget doesn't move without your signature.

The Work Itself

Interior and exterior painting, drywall repair, siding repair, window installation, flooring allowances, and full rental-turn packages. Products are matched to the exit strategy — durable, cost-efficient coatings on flips and rentals, upgraded finishes where the comps justify it. We won't spec owner-occupied paint on a rental turn and charge you for it.
